Neighbourhood surveys

One of the most important purchases in someone's life would be that of a house or flat. Solicitors are paid to conduct searches for potential planning permission in the area, checks are carried out on the ownership of the land and the property boundaries, you may even visit the house or flat two or three times prior to exchanging contracts. A lot of purchasers are aware that a neighbourhood can seem ideal during the day but what goes on at night or at busy times during the day?
Types of survey report

Neighbours
You might have seen or met your potential new neighbours when you viewed the property.  They seemed okay but do they behave differently at night or over the weekend?  Do they invite friends around for late parties? Do they regularly burn rubbish?  Are there loud arguments or is there loud music ?  Do they use their property fro commercial gain?  Do neighbours have multiple vehicles blocking the road or your view?
By observing the immediate vicinity at different times we are able to report on such matters enabling you to make your own decision over whether to continue with the purchase.
Anti social behaviour by neighbours can cause long term misery.  Our investigation team will gather hard evidence to give clients peace of mind and the confidence to proceed with a purchase.


Area / locality / street
As viewings normally take place during the day, mainly at the weekends it would also useful to know what happens on the other days of the week and at other times of the day or night.
The street you are looking to move to may turn out to be the local 'rat run' during the rush hour, vehicles may park there whilst their owners commute from the local train station.  It may even be the location where local youths gather to participate in various forms of amusement or consumption.
Following a detailed investigation recording observations from different times of the day and week, we advise you in the report of any such matters so you can use the information to guide your decision.

Local schools
We can compile reports about local schools for your children.  This would be gathered from published sources as well as from local information.


These investigations would be conducted and the report passed to you before you signed the house/flat exchange contract.  Dates for submission of our survey report would be agreed between us to allow you time to make your decision.
